Business Registration Form (for all principals / entity members)
  - Recent property appraisal or valuation report
  - Property inspection report
  - Environmental reports (if applicable)
  - Developer biography showing real estate ground up construction management
  - Purchase Property/Land Letter of Intent (LOI)
  - Permit status or expected entitlement timeline 
(if available)
  - Comprehensive property research report (comparables, zoning data, tax records, or MLS information)
  - Detailed business plan including projected Profit & Loss for the project (use this template: 
LINK)
  - Architectural plans or site renderings 
(if available)
  - Contractor’s construction plan with full budget and estimated timeline
  - Active general contractor license
  - General contractor’s insurance certificate with at least $1 million in general liability coverage
  - Articles of Incorporation (or entity formation documents)
  - Signed Operating Agreement for all members of the entity (if applicable)
  - Proof of reserves, such as owner’s investment statements (bank, brokerage, 401k, etc.)
  - Borrower’s attorney contact information (if applicable)
